SPRING IS IN THE AIR!

 
 

Spring is finally in the air and this is one of the best times of the year to sell your home. When it comes to the preparing your home for the market, I recommend you do not settle for anything less than a perfectly clean and presentable space for potential buyers. After all, an organized and clean house is a fresh slate – it allows potential buyers to envision themselves living there with their own things, and they can visualize where they would like those items to be. If your house is filled with overflowing shelves, baskets full of laundry, and dirty dishes, it can be incredibly difficult for potential buyers to see themselves living there.

I put together some tips and strategies to assist you with optimizing your home in a way that will help you get your home ready for the spring market, maximizing it’s market value and ultimately getting top dollar!

Curb Appeal - The first impression of your home is crucial to getting buyers inside. Make sure your lawn is cut, add planters and keep front steps swept. Adding a new welcome mat or a spring wreath invites buyers in!

Repair - Make paint touch ups to any knicks, re-caulk tubs, showers and sinks. clean tile grout and of course fix any un-repaired or un-finished items.

Declutter - Start by removing almost everything from all surfaces, such as kitchen countertops, bathroom counters and dressers.  It is ok to leave a few simple & beautiful items, but when in doubt, just put it away. Remove clutter like remote controls and loose paper from coffee tables and replace them with a few simple coffee table books that match your colour scheme- the Chapters clearance section is great for this!

Depersonalize the Space - Assist the potential buyers visiting your house to envision themselves living in the house. One of the best ways to do this is to remove all traces of personal items. Hide toiletries and personal hygiene products. Ask a family member, friend or neighbour to watch your furry friends. If that is not possible, consider something like Doggy Daycare for the day. Take down all personal photos so the buyer can envision themselves living there. If you are finding yourself with empty frames try downloading generic and neutral prints - I love etsy for this! 

Organize  - messy closets and pantry's give the impression that your home doesn't have enough storage space. Try to organize these spaces as best as possible - try using storage bins to give a much cleaner look.

Freshen up - Purchase new crisp white linens for the bedrooms. The neutral colour will go with any colour scheme you have going in the bedrooms and will add a touch of sophistication to the space. I love Bouclair for this inexpensive yet impactful tip! New White towels for the bathrooms and fresh dish towels will also go a long way. I love Homesense for these!
